🏡 Thinking about new construction in Sunset Beach + Ocean Isle Beach, NC but struggling to figure out what these homes actually look like? This video is exactly why having me as your local buyer’s agent matters.


I filmed this walkthrough of the Angler floor plan by Logan Homes in Haddington Place at Ocean Ridge in Sunset Beach, North Carolina specifically for one of my buyer clients.


And here’s something most buyers don’t realize until they start shopping new construction:


The house you see online may not actually be the house that’s for sale.

Builders frequently use photos from previously built homes, model homes, renderings, or another version of the same floor plan. Sometimes there are few photos of the actual inventory home. Sometimes there are none.

And even when you can find the floor plan online, you usually can’t answer some of the questions that matter most:


🌴 What does the actual lot look like?

🌴 How close is the neighboring house?

🌴 What will eventually be built across the street?

🌴 How much usable side and backyard space is there?🌴 Where does the property line actually go?

🌴 What are you looking at from the screened porch?

🌴 Which features are already included in this particular home?

🌴 What feels different when you’re physically standing inside it?


That’s where I come in.

In this walkthrough, I’m not simply showing the Angler floor plan. I’m showing my buyers the actual house and actual homesite so they can make an informed decision from wherever they happen to be.


This particular Angler has one of my favorite features of this floor plan: a true side-load garage, which creates additional separation between the home and neighboring properties and allows the covered front porch to look out toward the front yard rather than directly into a driveway.


Inside, we’re looking at a 3-bedroom home plus an office, with a wide foyer, coastal trim details, vaulted living room ceiling with beams, built-ins and fireplace, telescoping doors, a beautiful kitchen with warm wood cabinetry, KitchenAid appliances, spacious pantry storage and a screened porch overlooking the backyard.


The primary suite is on the main level with backyard views, a connecting laundry room, walk-in shower, frameless glass enclosure, bench and walk-in closet. There’s also a guest bedroom and full bath downstairs, while the third bedroom, another full bath and additional storage are upstairs.But one of the biggest reasons I wanted my buyers to see this specific Angler was the homesite.


There’s a large side yard, a screened porch, additional property extending behind the landscaped area and a pond beyond the trees. Those are details you simply cannot understand by looking at a builder sitemap or scrolling through stock photography online.


And sometimes my video walkthroughs actually show my buyers things they might not even notice during a 20-minute showing themselves.


That is the level of detail I want you to have when you’re making a decision this big.
