Mind blown...🤯again...🤯July 2020 Market Stats Are In!

You might remember that the Brunswick County Residential Real Estate Market Update in June blew me away.


But July's stats took it to historic levels.


Let's just start with this stat right here...



Brunswick County real estate sales increase 86% in July compared to 2019, highest single-month sales total on record. What!!!!!


CRAZINESS!


Total Sales Volume

● July 2020: $243,350,000 ● July 2019: $130,800,000 ● Increase +86% 🆙

“Last month I had to do a double-take to make sure I was reading the numbers correctly,” said BCAR CEO Cynthia Walsh. “This month I had to do a triple-take. While we can expect to see some impact from Hurricane Isaias in next month’s numbers, overall our market continues to be on fire.”

New Listings

  • July 2020: 726

  • July 2019: 547

  • Increase: +32.7 🆙

If you have been thinking about selling your home IT IS THE RIGHT TIME! Although listing inventory increased 32.7% buyer demand is still high which is reflective in the 57.5% increase in units sold in July. Take advantage NOW while your competition remains low and the average sales price continues to increase.


Units Sold

  • July 2020: 720

  • July 2019: 457

  • Increase: +57.5% 🆙

Average Sale Price

  • July 2020: $337,993

  • July 2019: $286,204

  • Increase: +18.1% 🆙

"Home sales were spread throughout Brunswick County, with 174 sales in the Leland market and 206 on barrier islands (Sunset Beach, Ocean Isle, Holden Beach, Oak Island, Bald Head Island).


Fifteen homes sold for more than $1,000,000 and 93 sales were between $500,000 and $999,999." Source: BCAR

Supply continues to shrink while buyer demand remains steady. This is a trend not only in Brunswick County but nationwide.
